   Facilities

All bedrooms are en-suite, new or recently refurbished, non-smoking and equipped with tea/coffee - making facilities, shaver/toothbrush socket, hairdryer.
Iron, ironing board and fridge/freezer are available in the utility kitchen.
Lounge with TV and local guide books and maps.
Full English breakfast is served in the breakfast room from 8:30 – 9:30am.(Earlier by prior agreement)
We will be pleased to offer advice on sights to see, places to visit, where to walk.

Policy on Dogs and Children

We regret that we do not accept children under the age of 16.

However we do accept dogs.     Dog facilities

    Room Rates

All prices are per room based on two people sharing and include full English breakfast:

Standard front rooms (rooms 2, 3 & 6) - £60 per room per night 
Side rooms (rooms 1 & 4) - £50 per night
Large front room (room 7) with lounge area and private entrance £64 per night.
V. Large front room (room 8) with lounge area and private entrance £70 per night
Rear, ground floor single room  - £35 per night.

There is a 10% discount, for full occupancy, for stays of three nights or more. This discount does not apply for single person occupancy of a double room

A supplement may be charged for a one-night stay. 

Single person occupancy of a double room -
     Rear/side rooms - £40 per room per night 
     Standard front room  - £45 per room per night

Dog supplement: £5 per stay

  Front rooms (2,3,6,7,8) are south-facing with a view of Helvellyn.
  Side room (1) is east-facing with a view of Blencathra
  Side room (4) is west-facing with view over the barnyard

Lounge 1

Old breakfast room, now Lounge 2

New, from April 2008 

We have expanded into the adjoining  stone barn. The new accommodation includes a new breakfast room and kitchen, a single bedroom (room 5) and three ’self contained’ ground floor double/twin bedrooms (rooms 6,7 and 8)

These new ground floor double rooms are en-suite and south-facing and have their own external entrance door and lounge area.  They also have slate floors that are tolerant of muddy boots or paws and are warm to the touch thanks to under-floor heating.
Room 7 has full disabled facilities.
